New Burlington Vt Condos Coming Soon!

Quite some time ago I posted something about new apartments in Burlington VT that we are going to be building. At the time of posting I wasn’t sure if they were going to be condos or apartments but I think we have finally settled on condos. I am proud to announce that we have started building and we should be ready to sell by June or July. This is a picture showing some of the progress so far. As a reminder, this is what the building looked like before the renovation. The building will feature 8 units, each with a generous sized storage locker in the basement. Two of the units will be town home style meaning they will be two stories with the kitchen and living area on one floor and the bedrooms on another. The rest of the units will be Flats with everything on one level. We are thinking the prices will range from the $180,000′s to the low $200,00′s depending on the number of bedrooms and bathrooms. We are pretty excited to get these on the market. Condos in Burlington Vermont usually sell very well and this is sort of a unique project for Burlington. Most of the condos on the market in Burlington and surrounding areas fall into two categories. One is the converted apartment (which was most likely converted from a single family house). There are tons of these condos, especially in the downtown area and around the university. The other is the Condo complex. This is a more common site outside of the downtown area but nonetheless, they make up a good percentage of the condo market. This project is being built as a condo building so your entrance won’t be up some sketchy staircase to the roof where you climb through a window to get in. I’m exaggerating a little but I have seen some crazy things out there. Also this building is a classic example of infill. It is right in a neighborhood so you still have all the conveniences of city life unlike many of the aforementioned condo complexes. The bus line is just a short walk to the end of the street and there are tons of amenities right across the bridge in Winooski.

Crazy/Productive Week for Real Estate Here in Williston VT eh?

Well, we are wrapping up a crazy week for us here at Omega Real Estate Associates. We have been pulling our hair out for a while but things are falling into place just in time for the weekend. We are putting the finishing touches on 2 new listings that we got this week and a lease for 12,000 SF of warehouse space is going to be signed today. Not a bad way to start the weekend eh? (No, I’m not Canadian but I like to say “eh.” Click to watch video on how to use “eh” yourself, eh?)

Things are heating up here in Vermont both figuratively and literally. It’s supposed to be 80 degrees this weekend but I’ll believe it when I see it. I don’t believe anything Chief Meteorologist Tom Messner says anymore, but that’s another post altogether.

So as I said, we listed two new exciting properties this week. One is a camp on Mills Point in Colchester for an unbelievable $105,000; Just in time for summer eh? It’s not right on Lake Champlain, but as you can see from the picture, if you trip coming out the front door you risk falling into the lake…if your are wearing Roller Blades. You can see that listing HERE. Another exciting listing is a beautiful downtown Burlington, 4-unit apartment building. This one you have to see in person. It has a lot of really cool character that just doesn’t come through in the photos. There is an original fireplace in one of the units, and stained glass windows in another. Each one has it’s own special little characteristic that makes it unique from the rest. I’m really excited about this listing!

After much negotiation and floor plan revising, I think Vermont Pure is going to sign a lease taday for 12,000+ square feet of Warehouse and office space at our beautiful new building on Commerce St. in Williston, VT. This is especially exciting because if they sign, that leaves less than half of that building vacant.

Of course not because this is what it looks like now!

Things on Barrett St. are going to start looking a little brighter as soon as we get the final approvals for this project.

As of now it’s going to consist of 8 apartments. Depending on the market it could be condos but…

Given its proximity to UVM, St. Mikes, and Champlain College, we believe this project will be very successful.
