It’s amazing, the mercury has been in the 60′s for two days here in Williston Vermont and the real estate market is abuzz! What is everyone calling about? Land of Course. Maybe it’s a cruel joke conducted by some Realtor-hating loony that wants to see us trudge through thick Vermont mud in our finest business casual wear .  Maybe it’s because buyers are dying to see what’s been hiding under all that snow for the past 6 months. Maybe people want to see what the view looks like before it’s awash in green and mosquitoes.

Either way, any seasoned Realtor in Vermont knows to keep a pair of mud boots at the office this time of year; which happens to be one of the busiest times of the year for Vermont Real Estate.

One piece of property we have been getting an exceptional amount of calls on is this new listing in Williston VT.  This beautiful 91.41 acre lot off South Road in Williston is just the type of land you want to be sloshing around in this time of year.  Hilly, great views (without all those pesky leaves), and great spring smells.  This land is not going to sit around for long.  At $229,000 it comes in at just over $2,500/acre. Crazy/Productive Week for Real Estate Here in Williston VT eh?

Well, we are wrapping up a crazy week for us here at Omega Real Estate Associates.  We have been pulling our hair out for a while but things are falling into place just in time for the weekend.  We are putting the finishing touches on 2 new listings that we got this week and a lease for 12,000 SF of warehouse space is going to be signed today.  Not a bad way to start the weekend eh? Things are heating up here in Vermont both figuratively and literally. It’s supposed to be 80 degrees this weekend but I’ll believe it when I see it. I don’t believe anything Chief Meteorologist Tom Messner says anymore, but that’s another post altogether.

So as I said, we listed two new exciting properties this week. One is a camp on Mills Point in Colchester for an unbelievable $105,000;  Just in time for summer eh?  It’s not right on Lake Champlain, but as you can see from the picture, if you trip coming out the front door you risk falling into the lake…if your are wearing Roller Blades.  You can see that listing HERE.  Another exciting listing is a beautiful downtown Burlington, 4-unit apartment building. view of lake champlain from camp at mills point in colchesterThis one you have to see in person. It has a lot of really cool character that just doesn’t come through in the photos.  There is an original fireplace in one of the units, and stained glass windows in another. Each one has it’s own special little characteristic that makes it unique from the rest.  I’m really excited about this listing!

After much negotiation and floor plan revising, I think Vermont Pure is going to sign a lease taday for 12,000+ square feet of Warehouse and office space at our beautiful new building on Commerce St. in Williston, VT.  This is especially exciting because if they sign, that leaves less than half of that building vacant.

Vermont Real Estate, Technology and Maple Syrup

Speaking with a friend the other day (when it was warm), he said,

“You know, every year at around this time I get the feeling that I’m living the wrong kind of life. I find myself wishing I lived up on a wooded hillside with a nice sugar bush and a sugar house with a rusted metal roof.”

Personally, I can’t think of a worse time to move to the country. All I think of are potholes and mud.  But I know where he’s coming from. For me it’s the beach at the beginning of summer.

Anyway, it got me thinking about those fine folks who produce the maple syrup that I slather on everything from ice cream to sweet potatoes. I’ll put it on anything really; the food is just a vehicle to get the syrup into my face as efficiently as possible. I would use a spoon but I feel frivolous and somehow guilty.

As I was saying, I find myself wondering how many of those folks started out sugaring as a result of that very same feeling my friend gets every spring.  I wonder how many of them were stockbrokers or real estate agents who came up to Vermont (from NYC no doubt) for a little weekend getaway and found themselves stuck in Vermont.Maple Cell Phone

As a real estate professional, I also find myself wondering about finding these folks a home with a sugarhouse and the acreage to support it.  It must have been a tough gig before the Internet.  Imagine not being able to search for keywords on the MLS?  Real Estate must have been so much harder.                                            (Maple Cell Phone)

I was up at one of our listings on Osgood Hill Rd. in Westford the other day and almost got sucked into the mud on the side of the road. It’s a fairly heavily traveled dirt road, so it gets rutted up pretty bad this time of year. Imagine having to cart someone around all day on the back roads without a cell phone and GPS?  No thank you!!

In the spirit of spring, technology and all things maple syrup, we have painstakingly scoured the Vermont MLS to find you all of the property listings in the area with an existing sugarhouse, sugar bush, or a view of Sugarbush ski area. Apparently there is no way to explain to the search engine that I didn’t want results pertaining to the ski area. Oh well, it’s better than getting stuck in the mud!
